Understanding Austin home prices
Over time, the worth of a home will go up and down.
Home values appreciate in the long term in most cases.
But, of course, in real estate there is always a certain amount of risk.
When your property appreciates you have a greater asset to borrow against, and you'll see a better profit when you sell.
But how will you be sure what you're investing in this year will appreciate over time? Property values in Austin shift for various reasons.
Choosing a REALTOR® in Austin who knows the factors that affect local prices is the most important element.
What is the most important factor impacting real estate appreciation? Many believe that it's the economy.
It goes without saying that
there are a handful of issues on a national level that alter your property's value: unemployment, interest rates, consumer confidence, and more.
However, your home's value and the factors that play the most significant role in its appreciation are particular to the local Austin economy and housing market.
Location in a community - Convenient access to schools, employment and amenities like shopping, restaurants and entertainment is a big deal to many buyers and will greatly influence home values.
So these regions usually appreciate, or hold their value, best.
Real estate sales trends - How long are homes up for sale before closing? What was the final sales amount compared to the asking price? Some information can be retrieved from public records, but a good agent with a login to the local MLS will usually be able to provide a more complete picture.
The appreciation history - Is the community thought of as desirable because of its location or affordability? Have home prices risen or declined over the past 5 to 10 years?
The local economy - Are local companies hiring? Have companies moved into or away from an area? Is there a nice mixture of job types in an area, or does it depend on just one industry? Is the mix of commercial and residential zoning changing?
These items play a part.
